Anyone selling a house?

I think dh and I have pretty much decided to try to sell our house. We have a certain price we must get in order for it to be financially reasonable to sell, so if we can't get that I guess we'll wait. We're hoping we can sell it for what we need so we can work on paying off our debt & get a fresh start. We plan to rent a house for a year or so after selling to allow time to pay off debts & save some money. We're not struggling financially, but we do live a tight, tight budget right now. So, this would help us out greatly.

We're probably going to contact the RE agent this week or next. Then the work begins...getting it ready to be shown. Living with 4 kids in the house creates a mess & clutter. There's a lot of work to be done & honestly I'm dreading every bit of it. Anyone else selling a house right now?

Sorta, we need to move desparately as we have our two teenage boys sharing a room. Not working.

I'm currenly finishing up my teaching degree and interviewing for graduate positions for next year. DH is renegotiating his salary and bonus arrangement, due for a huge boost, so as soon as that's all locked in, we're house hunting.

I dont think we'll sell this one, I think we'll keep it and put tenants in it. Its a perfect rental, this area has become high rental, its well serviced, central, near to schools etc. and we're extremely lucky that I own it so under Australian tax law, DH can buy it off me and enjoy all the tax benefits of owning a rental property.

But I hear you - 3 kids, 15 years of living here and a year of both DH and I being crazy busy, the garden has just gone to completely ruins, we've NEVER painted apart from the original paint job, the shower screens need replacing, one shower is leaking a bit etc etc. Thank god we built the house and its only 15 years old, built on a concrete slab, so no major stuff to do, but it certainly needs a bit of TLC. We're organising working bees, lol, DH does tons of unpaid tax advice for friends and they're all about to pay up!

I'm not selling right now... I want to but my boys want me to keep this house. It's just tooo big for just me... 2300 sq. feet!

I am redecorating, painting and just all around "cleaning" it up a bit.. doing things that being overweight kept me from doing.

It's a good time to buy, not sure about selling.... I would like to have a small 2 bedroom home.

Nope, not selling. We have a condo right now and couldn't sell it for what we owe on it the way the property values are right now so we're going to hang onto it and try to rent it. We have put an offer in on a house - however, it's a short sale (should be called a deficit sale as the process definitly isn't short) and it takes a long time for approval on those - minimum of 3 months.

Good luck Jenn - I hope you get what you want for the house and find something you really like to rent.

We got a market analysis from the realtor this morning. We will be in a price range that is okay with us. It's not the best, but considering the current economic & housing situation it's great. Fortunately, our area wasn't hit hard by the declining home values & it appears that sales have picked up here. The realtor is coming by this afternoon to walk through & give us a better price. So, the kids & I are cleaning today. We have a lot to do!

The meeting with the realtor went good. They both thought we have a great house with not much needed to be done. Of course we need to touch up some paint & a few other minor things, but nothing major. The only concern they had was with our wood floors. They noticed they are kind of "cupped". DH and I had noticed it before but bever gave it any thought. So, I'm hoping that isn't going to be a big issue. The realtor said that the price range we are in is hard to predict DOM...it could be on the market for a year or more or it could sell in a few weeks. In our area, this price range is considered a "specialty" market. Most people are looking for smaller, first time homes.

Anyway, we are going to get the outside cleaned up & add a few flowers to our landscaping & get it listed early next week. Then we'll work on the inside de-cluttering, touching up paint & staging for the virtual tour pictures. I hope to have all of the pictures & the virtual tour done within 1-2 weeks. That way I can breath a bit until they call for a showing. :tongue_smilie:

Dh and I are praying for a quick sale but we are bracing for the long haul! Many larger houses here have been on the market a year or more. :thumbup1: Those are priced over $100 per square foot. We are hoping that our lower price ($92 per sqare foot) will allow us to sell more quickly. Y'all keep your fingers crossed for us!

Have you gotten any action on selling your house? We have been thinking about that also but the market it not good. I also know that I will have to do a lot of painting, not painted since we built it except touch ups. Landscape spiffing up etc. I love my home but its too big for us now. Just want to get out our money....

I'd like to sell my house at times......... I really like where it is, and I do Like my house.. but its way tooo big for just me...

4 bedroom-2 story..........heck- I don't even know what the upstairs looks like!!!:001_rolleyes:

My kids don't want me to sell.... but I just don't know what to do at times...but it would be nicde to have a nice lil 2 bedroom house!

      I have no clue where to upload this, so I'll put it here. This is pre-op vs the morning of my 6 month appointment! In office I weight 232, that's 88 lbs down since my highest weight, 75 lbs since my surgery weight! I can't believe this jacket fit... I am smaller now than the last time I was this size which the surgeon found really amusing. He's happy with where I am in my weight loss and estimates I'll be around 200 lbs by my 1 year anniversary! My lowest weight as an adult is 195, so that's pretty damn exciting to think I'll be near that at a year. Everything from there will be unknown territory!!

      Two years out. Lost 120 , regained 5 lbs. Recently has a bout of Norovirus, lost 7 pounds in two days. Now my stomach feels like it did right after my surgery. Sore, sensitive to even water.  Anyone out there have a similar experience?
